These are Alabama’s most expensive ZIP codes to buy a home
Mountain Brook claims the top two spots with typical values near $935,000 and $889,000, while Orange Beach, Lake Martin, and Vestavia Hills round out the top five most expensive communities.
When it comes to Alabama real estate, the highest property values are not evenly distributed across the map. Instead, extreme price points are clustered within specific ZIP codes throughout the Birmingham area, along the Gulf Coast, and near Lake Martin.
According to Zillow data from July 2026, Mountain Brook is officially home to the state's most expensive real estate. The 35223 ZIP code leads the pack with a typical home value of approximately $935,000—a figure nearly four times higher than the statewide typical value of roughly $241,000.
Mountain Brook Dominates the Top Rankings
Mountain Brook doesn't just hold the top spot; it holds the top two. The suburb's 35213 ZIP code follows closely behind with a typical value of $889,000. Both ZIP codes are continuing to see growth, with year-over-year increases ranging between 7% and 8%.
Hillary Weiss, a Birmingham-based agent with ARC Realty, notes that the market in Mountain Brook is unique due to extreme demand coupled with a significant lack of available land for new development. "With some of the best schools in the state and country, people know Mountain Brook coming from out of state, and they’re immediately drawn by the schools and that you can’t add on new neighborhoods like Liberty Park or Ross Bridge," Weiss said. During the spring peak, the average sales price in the area has climbed as high as $1.63 million.

The Top Five Most Expensive Communities
While Birmingham's elite suburbs dominate the top spots, other high-demand areas maintain a strong presence in the top five:
- Orange Beach (36561): Taking the third spot statewide, the coastal city features typical home values of around $688,000.
- Lake Martin (36861): Ranking fourth, this area holds typical values near $625,000.
- Vestavia Hills (35243): Rounding out the top five, this Birmingham suburb boasts typical home values just under $600,000.

Huntsville Market Dynamics
Alabama’s largest city enters the rankings further down the list. The 35763 ZIP code, which covers Hampton Cove, ranks 18th in the state with a typical home value of roughly $446,000.
Matt Curtis, owner and leader of Matt Curtis Real Estate, explains that Huntsville's market is driven by new construction rather than just scarcity. "A lot of new construction is driving that. If you want a high end, nice home, you can build it," Curtis said. Because the area also includes more accessible starter homes in the $250,000 to $300,000 range, the overall median value remains lower than the ultra-exclusive pockets of Mountain Brook.
