The landscape of the Birmingham metro area is shifting as one of its most recognizable former shopping destinations undergoes a major evolution. Work is currently underway to transform the site of the former Brookwood Village into a modern, $124 million health care hub.

A New Life for Brookwood Village

Construction efforts kicked off this spring at the former Belk store location. This massive project will result in a 135,000-square-foot orthopedic clinic for Andrews Sports Medicine. Once finished, the facility is expected to serve as one of the largest ambulatory surgical centers in the Southeast.

Construction Milestones

Brasfield & Gorrie is leading the construction efforts, with recent updates showing significant progress. According to the project team, shallow foundations and retaining wall work for new additions are complete. Structural steel installation is moving forward as the building expands along the south and west elevations. Meanwhile, interior crews are busy with framing, followed by mechanical, electrical, and plumbing installations.

A Changing Retail Landscape

Brookwood Village, which first opened its doors in 1974, served as a premier shopping destination for decades. However, like many other brick-and-mortar landmarks, the mall struggled against changing consumer habits and the rise of competing retail centers. The final business at the property closed in 2024.

The site's redevelopment has picked up significant steam this year. Demolition began in March, and crews moved forward with the removal of the former Macy’s building last month.

Ownership and Future Outlook

The project is backed by Fairway Investments and Pope & Land Real Estate, who purchased the mall property in 2021. In April, the owners announced the sale of a portion of the site to Creekside Brookwood LLC. With construction continuing, the medical center is slated for completion by next summer.
