A major industrial property in Auburn Technology Park West has changed hands in a high-value transaction. The 160,000-square-foot facility, which previously served as the home for medtech firm Si02, has been sold for $19.5 million to the Kentucky-based auto supplier INFAC.

Located at 2250 Riley St., the Class A site was built in 2012 and occupies approximately 40 acres of land, strategically positioned just one mile from Interstate 85. The facility is highly specialized, offering a mix of warehouse, office, and laboratory space. Notably, it contains 30,000 square feet of pharmaceutical-grade clean room space, including three ISO Class 8 areas totaling 27,400 square feet.

Market Impact

Robert Poirer of Northmarq, who represented the seller during the transaction, noted that the deal established a new per-square-foot record for the submarket. Poirer emphasized that the specialized nature of the building sparked intense competition. "Because of the uniqueness of the building having 30,000 square feet of pharma-grade clean room space, we ran a very thorough and deep marketing process and were able to achieve substantial interest from several parties," he stated.

Economic Momentum in Auburn

This sale follows a series of significant economic developments within Auburn. Earlier this month, DUCK IL USA, a South Korean-based auto component supplier, revealed plans to pour $21 million into an expansion within Auburn’s Technology Park West. Additionally, Vertex Innovations recently committed $13.5 million to build an advanced manufacturing facility in the same park, a move expected to generate 45 new jobs.
