Construction is officially underway on the highly anticipated $150 million riverfront Sports Illustrated resort in Tuscaloosa. Developers broke ground on Wednesday, marking a significant milestone for the project, which aims to provide a game day experience that extends far beyond the confines of the stadium.

A New Destination for Tuscaloosa

Located just a mile from the University of Alabama campus, the development is currently slated for a 2028 opening. The architectural layout features a sophisticated design: two connected six-story towers. One tower will house 75 whole-ownership condominiums, while the second will feature 86 vacation ownership units, all linked by a central lobby.

Elite Amenities and Hospitality

Travel + Leisure Inc., the group behind the project, is focusing on an elevated guest experience. Future owners and guests can look forward to an exclusive lounge equipped with stadium-style seating perfect for immersive watch parties. The property will also offer a modern fitness center, an elevated pool deck, and a variety of public gathering spaces. Additional features will include indoor and outdoor bars, a coffee bar, a game lounge, a broadcast booth, and a rooftop terrace designed for events.

Economic Impact and Development Background

The project is expected to generate a significant boost for the local economy, creating approximately 1,100 construction jobs and 120 permanent positions. While a larger scale design initially faced pushback from residents in 2024 due to traffic concerns on Rice Mine Road, the approved resort plan now features roughly 12,000 square feet of dedicated restaurant and retail space.

Part of a Growing Brand

This Tuscaloosa project joins a growing portfolio under Travel + Leisure, which also manages brands like Club Wyndham, Margaritaville Vacation Club, and the Eddie Bauer Adventure Club. Similar Sports Illustrated resorts in markets like Nashville and Chicago have successfully integrated live concerts and special events alongside regional sporting schedules. Another resort is currently in the works for Baton Rouge, backed by Shaquille O’Neal.
