Construction is officially underway on the highly anticipated $150 million Sports Illustrated resort along the Tuscaloosa riverfront. As crews break ground this month, developers are pulling back the curtain on the luxury amenities and lifestyle features coming to this game day-focused destination.
A New Standard for Game Day
First announced in 2023, the project is officially moving forward under Travel + Leisure Inc. The resort promises to deliver a high-end, sports-centric experience just a mile from the University of Alabama campus. The complex is currently slated for a 2028 opening.
Resort Layout and Amenities
The architectural plans feature two interconnected six-story towers anchored by a central lobby. One tower will house 75 whole-ownership condominiums, while the second will offer 86 vacation ownership units. The resort experience is designed with the ultimate fan in mind, featuring:
- An exclusive owner’s lounge with stadium-style seating for immersive watch parties.
- A state-of-the-art fitness center.
- An elevated, scenic pool deck.

Broader Scope and Economic Impact
Travel + Leisure—the force behind brands like Club Wyndham, Margaritaville Vacation Club, and the Eddie Bauer Adventure Club—is bringing a proven model to Tuscaloosa. Similar resorts in Nashville and Chicago have already found success hosting concerts and events tied to local sporting action. Additionally, a future SI resort is being developed in Baton Rouge with investment from Shaquille O’Neal.
Beyond the entertainment value, the project is a significant economic engine, expected to generate approximately 1,100 construction jobs and 120 permanent positions upon completion.
Development History
The path to construction hasn't been without debate. Residents previously expressed concerns regarding traffic impacts on Rice Mine Road during early larger-scale design proposals. However, the approved resort plan has been scaled to include 12,000 square feet of retail and restaurant space, striking a balance for the community.
