Retail giant Walmart is setting its sights on the Birmingham metro area for a major new development. According to city documents, the company is looking to transform a former Winn-Dixie location in Vestavia Hills into a new Walmart Neighborhood Market.

Project Scope and Plans

The property, situated at 3925 Crosshaven Drive, is currently owned by Cahaba Heights Partners—managed by Len Shannon and Derek Waltchack—and is under contract for purchase by Walmart. The proposed project involves the demolition of the existing structure to make way for a brand-new 45,000-square-foot facility. This store is slated to house a grocery section, a pharmacy, and general merchandise offerings.

Economic Impact and Incentives

The total investment for the development is estimated at $20 million. Once the doors open, Walmart projects annual sales to reach approximately $25 million. As part of the move, the retailer is seeking a 10-year sales tax incentive agreement from the City of Vestavia Hills, which is capped at $3 million.

The Vestavia Hills City Council is set to weigh in on this incentive proposal during a meeting scheduled for Monday at 5:30 p.m. For context, the city previously approved a similar incentive agreement for the Liberty Park Publix project, which carried a maximum rebate of just over $4.2 million. Projections indicate that the new Neighborhood Market could generate $11.1 million in cumulative new revenue for the city over its first decade in operation, according to 205focus.com reporting.
