According to recent city documents, the company is looking to transform a former Winn-Dixie location into a brand-new Walmart Neighborhood Market, but the project requires a green light on incentives from Vestavia Hills.

Project Details and Scope

The proposed site is located at 3925 Crosshaven Drive. The property is currently held by Cahaba Heights Partners, managed by Len Shannon and Derek Waltchack, and is already under contract for purchase by Walmart. If approved, the existing structure will be demolished to make way for a 45,000-square-foot facility featuring a pharmacy, grocery department, and general merchandise.

The total investment for the new store is estimated at $20 million. Once the doors open, Walmart projects the location will generate approximately $25 million in annual sales.

Incentives and City Impact

The Vestavia Hills City Council is slated to discuss a 10-year sales tax incentive agreement for the project this Monday at 5:30 p.m. The proposed agreement is capped at $3 million. This mirrors a previous move by the city, which approved a maximum rebate of just over $4.2 million for the Liberty Park Publix development.

The city remains optimistic about the economic impact. Officials estimate that the new Neighborhood Market will bring in $11.1 million in cumulative new revenue for Vestavia Hills over its first decade of operation, according to 205focus.com sources.
