Riverchase Galleria, Alabama’s largest mall, is for sale: ‘The catalyst Hoover has been waiting for’

Forty years after its debut, the Riverchase Galleria is preparing for a new chapter. Alabama's largest mall, spanning more than 1.4 million square feet of retail space, is officially heading to the real estate market.
A Catalyst for Change
Hoover Mayor Nick Derzis sees the upcoming sale as a pivotal moment for the city. While the property has not yet been formally listed, Mayor Derzis described the move as “the catalyst Hoover has been waiting for.” The site is currently owned by Brookfield Properties and managed by General Growth Properties.
Since taking office last year, Mayor Derzis has emphasized that the future of the Galleria must be viewed through the lens of the entire surrounding commercial corridor. The city intends to play a proactive role in the property's next phase, aiming for a transformation that benefits the wider region.
Addressing the Decline
Once a premier tourist attraction and the state's most visited retail hub, the Galleria has faced significant headwinds in recent years. Foot traffic has plummeted by 33% since 2019, contributing to an estimated $75 million loss in revenue for the city since 2007. The mall has also been the site of tragic history, including the Thanksgiving 2018 shooting that killed Emantic F. “EJ” Bradford, Jr. and a 2020 shootout that claimed the life of 8-year-old Royta Giles Jr.
Beyond security concerns, the Galleria is navigating the same shift impacting aging malls nationwide as consumer preferences transition toward online shopping and outdoor lifestyle centers.
A Vision for the Future
A 147-page study completed last year suggested a $240 million, two-phase redevelopment to revitalize the space. The proposed plan called for reducing retail footprints to make way for apartments, green space, and a performing arts center—effectively shifting the site into a walkable city center.
Mayor Derzis believes the transition in ownership is long overdue. “For years, the property’s status under a special servicer has limited the long-term planning and investment necessary to create the transformational development the site deserves,” he said. “The forthcoming listing of the Galleria property represents a positive turning point, creating the opportunity to bring a new vision, new capital, and renewed energy to one of the most important commercial assets in our city.”
