Riverchase Galleria, Alabama’s largest mall, is for sale: ‘The catalyst Hoover has been waiting for’

Four decades after opening its doors on Feb. 19, 1986, the Riverchase Galleria is officially heading to the real estate market. The massive property, which serves as Alabama’s largest mall, spans more than 1.4 million square feet of retail space.
A New Chapter for Hoover
Hoover Mayor Nick Derzis sees the upcoming sale as a pivotal moment for the city. While the property has not yet been officially listed, Derzis describes the shift as the catalyst Hoover has been waiting for. Currently managed by General Growth Properties and owned by Brookfield Properties, the mall’s transition is expected to open the door for comprehensive redevelopment that goes beyond the shopping center itself, impacting the entire surrounding commercial corridor.
Following his election last year, Derzis emphasized that the future of the Galleria must be tied to the growth of the surrounding area. The City of Hoover plans to be an active partner in the property's next phase, aiming to restore it as a cornerstone of the city’s identity.
Navigating Challenges and Modern Trends
The Galleria’s journey to this point hasn't been without struggle. Once the state’s most popular tourist destination, the mall has faced a 33% decline in foot traffic since 2019. This downturn has resulted in an estimated $75 million loss in revenue for the city since 2007. The property has also grappled with serious security concerns, including the tragic 2018 Thanksgiving shooting of Emantic F. “EJ” Bradford, Jr. and the 2020 shootout that claimed the life of 8-year-old Royta Giles Jr.
Beyond these incidents, the mall faces the same hurdles as many other aging retail centers nationwide, as consumer preferences shift toward online shopping and outdoor lifestyle centers. A 147-page study conducted last year suggested that the site currently holds too much retail space and recommended a $240 million, two-phase transformation. The proposed vision includes apartments, a performing arts center, and expanded green space.
Moving Toward Transformation
Mayor Derzis noted that the mall’s previous status under a special servicer hindered necessary long-term investment. He expressed optimism that the forthcoming listing will bring fresh capital and renewed energy to the site. As the transition moves forward, the city remains committed to engaging with the process to ensure the Galleria remains a key economic engine for the region.
